I added the following rules in LiteSpeed > Cache > Excludes

/page-sitemap.xml
/product-sitemap.xml
/oceanwp_library-sitemap.xml
/ocean_portfolio-sitemap.xml
/category-sitemap.xml
/post_tag-sitemap.xml
/product_cat-sitemap.xml
/product_tag-sitemap.xml
/pa_size-sitemap.xml
/ocean_portfolio_category-sitemap.xml
/ocean_portfolio_tag-sitemap.xml
That should exclude you r URLs from being cached on your site which is the common cause for the html in sitemap issue.
Please head to your GSC, remove any submitted sitemap and submit only the main sitemap( sitemap_index.xml)

I think it is due to the maintenance mode, that is redirecting every not logged request to a landing page (in HTML). Once you disable the maintenance mode, it should work without any issue.
