I get exactly the same problem, message in google console – Your Sitemap appears to be an HTML page.
I am also facing the same issue for my website – etelco.info where my sitemap is showing in a different format and Google Search console not accepting this sitemap.

Change your theme. Bcoz this theme conflict with rank math seo plugin.
