Can you please follow these steps?
1. Flush the Sitemap cache by following this video screencast:

2. Exclude the Sitemap files of the Rank Math plugin in your caching plugin. The cache could be via a plugin or from the server. For plugins or Cloudflare, please follow this article:
https://rankmath.com/kb/exclude-sitemaps-from-caching/
That should fix the issue.

Have already done this plus added the php function to not cache and added sitemap to breeze never cache list but no joy

I did a quick health check of the WordPress and it appears that the issue with sitemap is related with plugin / theme conflict. While doing the health check, the page-sitemap.xml was opening perfectly. Attached is the image for reference : https://i.rankmath.com/i/p0kZzh
